Wouldn't say I was a property expert, but my dealings with the industry in the last two decades have given me a great insight into both the good and bad sides of estate agency. Most people I've met have been professionalism personified, but not all. Which is why I get annoyed by rogue landlords and agents who live up to the greedy estate agent stereotype - it tars everyone with the same brush!

Particularly annoyed by high house prices and the inability of successive governments to build enough new houses. Very keen on innovation and entrepreneurial spirit - estate agency has the tools to lead the way when it comes to new technology (embracing this doesn't mean a rejection of traditional methods!)

Sorry, but I can't agree. By your way of thinking, no negative articles would ever be written about anything just in case it affected something or other. It's like blaming the media for Brexit failures or the tanking of a new film. Some headlines might be a bit sensationalist, but that wasn't the case before Truss/Kwarteng nearly crashed the economy. So, if you're looking for someone to blame, I'd lay your ire at them, rather than Lloyds or anyone else.

Great comment. Well said. While the government needs to intervene to make them more investor-friendly, I think there is no doubt that they are a good end goal to aim for, in the same way that homes without gas boilers are a good target. Or a world without petrol and diesel cars. The alternatives are not without their own issues and possible downsides, but still way better than the present.

Grenfell was a national scandal which zoned in deep on the UK's in-built inequality. The fact that many buildings still have unsafe cladding nearly four years after Grenfell is, as the article says, an absolute disgrace and should be a source of national shame. There should have been immediate action taken after Grenfell to remove or retrofit dangerous cladding. How hard can it be? I appreciate that it's costly and logistically difficult, but the lack of planning, support and communication is shocking. Who's in charge? What are Pincher and Jenrick doing to fix the problem? How high up is it in their in-trays? It should be at the very top, with lives literally on the line if the worst were to happen. It's criminally negligent that this hasn't changed. Asking people to shell out thousands of pounds a month to pay for 24-hour fire patrols is just an absolute farce. How would you sleep comfortably at night with that on your mind?! Sort it out, government and development companies.

Are ground rents and service charges not to do with a leasehold? Most leaseholds also are flats in apartment blocks, are they not?

An interesting idea. Increasingly, plenty of investment seems to be taking place through various crowdfunding platforms. They've been around for a few years but they seem to have really taken off in the last 12 months for so. I still don't know if they're a short-term fad or something that is going to stay around for the long-term.

Spot on, Alister. I agree with all the points you make. RTB isn't even worth the paper it's written on, while the 200,000 new starter homes was a shameless election bribe that won't be followed through on.

Was going to say the same thing. London surging ahead once again, Wales and the North East being left behind. This sort of growth is not sustainable in the long-term. How high do rents have to go until people start rebelling? I'd say we're not far off.

As more and more people move out from London, these rises in the Home Counties were inevitable. Problem being, people escape from the capital for cheaper housing and rental accommodation, but with so many others having the same idea demand again massively outstrips supply and houses/rents increase. Bit of a lose-lose.

I know. Where were they when it really mattered? Having said that, Milner's had a pretty decent season. Sagna and Mangala have been flops. In fairness to City, they do a lot of good work in the community, as the article states. I'm not surprised to see them helping out with this latest initiative.

London still operating on another level. Amazing to think it sold out so quickly. Some people will say it's a good thing that London is still so attractive to investment, others will say it's very, very bad. I think a more balanced approach is needed. Investment is needed, of course, but it can't be to the detriment of the public at large - I'm thinking empty homes, lack of supply, difficulty for first-time buyers and high prices here - and it can't merely be in the best interests of the super-rich. Make London attractive, but don't turn it into Monaco or the Cayman Islands.
